Argus Community, Inc.
This facility, one of several recent Posen Architects projects funded by the NYS Office of Addiction Services and Supports (OASAS), includes a new 55,055 square foot, four-story + cellar building in the Bronx, New York. It will house 114 inpatients and also serve outpatients.
The new construction provides the operator, Argus Community, Inc. (Argus), the opportunity to co-locate two smaller, previously separate intensive inpatient residential programs into an efficient, modern facility and to expand their outpatient capacity. Posen Architects provided programming, space planning, interior design, architectural, and expediting services for the project.
For security and privacy, the inpatient and outpatient programs are designed to be physically separated from each other, with dedicated entrances, egress, elevator and common spaces. Additionally, men’s and women’s inpatient facilities are separated from each other, with limited sharing of common spaces in the new building.
To build this new, out of ground facility adjacent to the existing Argus building on the site required the property to be split into two zoning and tax lots, necessitating complex regulatory compliance and expediting. The existing Argus facility will remain fully-occupied throughout construction of the new structure, which began this summer.
Miami International Holdings (MIAX)
Posen Architects designed a 33,250 sf renovation for Miami International Holdings (MIAX) in Princeton, NJ. The design accommodated MIAX’s growth and better utilized existing space. An exciting entry experience was created with the acquisition of first floor space directly off the two-story atrium lobby. The elegant, contemporary aesthetics embody MIAX’s branding and are consistent with its Miami location: light woods, marble flooring and blue-patterned carpeting. A dramatic, blown glass chandelier in the reception area, also a nod to the Miami office, provides a dramatic focal point.
Construction was strategically phased. The first floor space--new entry, reception, Board Room as well as new office space for the executive group, legal department and support--was constructed first. The second phase began once the executive and legal groups were moved from the fifth floor to the first floor, minimizing disruption to their operations.
Southgate Special Care Unit, Wyckoff, NJ
Christian Health Care Center (CHCC) has engaged Posen Architects to update and expand an existing, 30-year-old, two-story medical building which houses separately-licensed healthcare facilities on each floor: a specialized behavior-management long-term care unit on the first floor and a psychiatric hospital on the second. Full patient occupancy during an accelerated construction schedule has required careful planning and staging, and distinct permitting for each facility added complexity to the two-phase process.
Posen Architects completed a master plan for the entire unit and designed a renovation and expansion to the 44-bed long-term care nursing facility wing on the first floor. It will now accommodate 50 long-term beds and feature a new basement storage area and elevator, new showering facilities, residents’ lounges, a sun room, and offices. Construction of upgrades and renovation of the psychiatric hospital space on the second floor is a separate project and will begin upon completion of first floor construction.
Patient rooms and support spaces throughout the entire unit will be updated to add patient beds, storage and support spaces, improve finishes and aesthetics, and to create a better flow for residents and staff. Existing mechanical, electrical, plumbing and fire alarm systems will be upgraded in the existing spaces. The design will also improve access to the building.
Recent COVID-19 concerns have led to discussions about adding four to six isolation rooms.
The project has been approved by New Jersey Department of Community Affairs (NJDCA) and construction is scheduled to begin this summer.
Cate O'Connor, AIA Director of Technical Services
In January, Posen Architects welcomed Catherine (Cate) O'Connor to join the firm. A graduate of the Syracuse University School of Architecture, Cate brings nearly 20 years of experience to her new role as Director of Technical Services. Having worked at several architectural firms as well as on the construction side of the business, Cate has invaluable insights into the construction administration process. This is the area on which her skill set will focus at Posen: from production of construction documents to observation and completion of construction. She'll work with all project teams - including Posen staff, clients, and contractors - as projects go through these final stages. Her experience includes large-scale institutional and educational projects as well as commercial and residential buildings. She has particular expertise in the highly specialized aspects of exterior envelope and curtain wall system construction.
Cate is adept at problem-solving in the field. She enjoys working with, and learning from, the various trades involved in projects. Seeing the firm's drawings come to life from groundbreaking to move-in -and being there in the field to help make it happen - is exhilarating and reminds Cate that she's doing exactly what she was meant to do.
Fresh faces and their new ideas are welcome at Posen Architects, but we also note with pride that more than 50% of our staff has been with the firm for eight or more years, providing stability and continuity for our practice and, most importantly, to the services we offer our clients. We recognize these staff members for their longevity with Posen Architects:
- Lori Klein, CID – 23 years. Lori has been working with Dennis since the very beginning in 1996. As a Principal and Director of Design, she is the creative driver of almost half the projects we undertake.
- Kosta Koulouris, AIA – 15 years. Kosta, also a Principal; he leads our work for clients including DASNY and other public sector medical facilities. He oversees project staffing, qualify control, technology and project management.
- William S. Hamilton, AIA, LEED AP – 16 years. Nobody knows building codes like Bill knows building codes. He is involved in all of the healthcare work in the office and leads the firm’s regulatory approval efforts.
- Jennifer Gately – 13 years. As Marketing Manager, Jennifer is responsible for all of our proposal and marketing activities
- Julie Pagnotta – 9 years. As Finance Director, Julie coordinates all legal, insurance and financial affairs.
- Natalie Holmes-Mitchell, LEED AP ID+C, NCIDQ – 9 years. Natalie is an Interior Designer with experience in both corporate and healthcare planning and design.
- LaNeé Carter, Associate AIA – 8 years – Hired upon graduation from Philadelphia University. In addition to her responsibilities as a Project Manager, LaNeé is our Revit/BIM Manager and trains all staff in the latest software upgrades
Posen Architects Named Remodel/Renovation Silver Winner by Healthcare Design
Posen Architects transformed an outdated Critical Care Unit at Saint Clare’s Denville Hospital by introducing natural materials and more daylight and by improving the staff area layout and sight lines. It was accomplished with limited functional program changes under stringent phasing and approval requirements. The result of this budget-friendly project is a more comforting healing space for patients and their families and an improved staff experience.
Jury comments included, “Much improved central core work areas…” and “Beautiful transformation…to clean, contemporary interior.”
Essex County College Facilities Master Plan Re-Envisions Main Campus
Bright, welcoming campus that fosters collaboration, improves student services and provides state of the art facilities where learners can flourish
Earlier this year, a Posen Architects team led by Design Principal Thomas Fantacone and Architectural Associate LaNeé Carter completed a master planning study for Essex County College's Main Campus in Newark, New Jersey. The plan re-envisions the existing campus and provides a road map for the College as it plans improvements and renovations in the coming five years.
A facilities assessment study was completed to determine the condition of the existing infrastructure and identify improvements to space usage and the environment. Posen made recommendations for building restructuring to accommodate new program elements - particularly in Science, Technology, Engineering and Math (STEM) and Health Sciences; improve student services; upgrade security; strengthen the college's identity; and creating a, welcoming environment. The process included discussions with members of the Essex County College community to understand the mission and vision for the campus, which currently serves approximately 9,000 credit students and 18,000 continuing education students.
Highlights of the Facilities Master Plan recommendations:
- Comfortable, flexible, bright environments throughout the campus that foster collaboration
- A welcoming, convenient One Stop Center where enrollment, testing, advising, bursar and financial aid functions are located near each other
- A large, vibrant Makerspace in the STEM area
- Additional skill labs with simulation for Health Sciences, as well as surgical suites and massage therapy areas
- Improved lockers and showers for athletics
- A flexible language lab for Continuing Education
- A new "Front Door" for the campus on University Avenue and bright, connecting links between buildings
- New exterior lighting and updated signage to highlight the College at night and strengthen its identity in the neighborhood
The focus on STEM and Health Sciences keeps these programs in step with the latest developments in these areas of study to best prepare Essex County College students, and the design recommendations update and modernize the school's functionality and identity to carry it into the future.
The Essex County College Facilities Master Plan is the latest in a large portfolio of educational projects that Thomas Fantacone, AIA, LEED AP BD+C has completed throughout his career. Other recent projects he is responsible include an accessibility study for upgrades to the Memorial Auditorium at Montclair State University in Montclair, New Jersey; five new buildings for the Dormitory Authority of the State of New York (DASNY); and a Master Plan study for East Jersey Old Town Village in Piscataway, New Jersey.
Prime Healthcare - Saint Clare's Health
Prime Healthcare, based in Ontario, CA, is one of the nation's largest for-profit hospital systems. Their tagline, “Saving Hospitals, Saving Jobs, Saving Lives, reflects the company's commitment and successful track record of transforming financially distressed hospitals into thriving community assets. Posen Architects is excited to work with Prime Healthcare as they expand into New Jersey.
In 2015, Prime Healthcare purchased Saint Clare's Health which operates a network of hospitals and healthcare facilities in Morris and Sussex counties, including Denville Hospital, Dover Hospital, Behavioral Health centers, Sussex Health Center, and an Imaging Center in Parsippany. Shortly thereafter, Christopher McIvor, Director of Plant Operations for Saint Clare's Health, retained Posen Architects to provide architectural and engineering services for three Siemens imaging equipment replacement projects. Those three, now completed and built by Robert Chemi, EVP of Sweetwater Construction, have led to code compliance investigations, campus master planning, signage, way-finding, and additional assignments at all of the facilities in the Saint Clare's Health portfolio. With extensive experience in outpatient and inpatient facilities, the Posen team has been able to move all these projects along with quick approvals.

New Leadership Team

As Posen Architects celebrates its 20th anniversary, we are thrilled to introduce a new leadership team structure. Dennis Posen, AIA, the founder of the firm, welcomes long-time Posen staff members Lori Klein, CID, and Kosta Koulouris, AIA, as well as recently hired Thomas A. Fantacone, AIA, LEED AP BD+C, to join him as principals. Each principal will continue to actively lead individual projects, and will now share responsibility for the firm's architectural and interior design direction, operational management, strategic planning and business development. Lori was a founding staff member of Posen Architects in 1996 and has more than 30 years of corporate, healthcare and commercial design experience. In her role on the leadership team, she will continue to focus on the firm's space planning, programming, and interior design work and manage the firm's Furniture, Fixtures, and Equipment (FF&E) services assisting clients with selection, specification, procurement, delivery and installation. Her projects have included the headquarters for Ansell, Evonik, Daiichi Sankyo, NJ Sharing Network and her design influence is evident in almost every project in the office. Kosta has been with Posen Architects since 2004, overseeing all elements of the architectural design, project management and construction process for clients that include the Dormitory Authority of New York (DASNY) and DASNY's state-funded community agency partners such as the Office of Alcoholism and Substance Abuse Services (OASAS), Office of Mental Health (OMH), and Office for People with Developmental Disabilities (OPWDD). Koulouris' leadership responsibilities will include the day-to-day operations of the firm, such as staffing and recruitment, project management and technology. “Dennis' highest priority has always been the quality of the work we provide to clients and welcoming us to join him to form the firm's leadership team is a very natural evolution for each of us and for the firm, notes Klein. Koulouris adds, "We've proven that Posen Architects is a firm that moves creative, well-designed projects successfully through the regulatory environment" getting things done. Expanding and sharing the executive leadership functions allows us to build on that strong foundation and grow to better serve our clients' design and facility needs. Tom Fantacone joined Posen in March, after having worked at firms including Rothe Johnson Associates, Rothe Johnson Fantacone, Fletcher Thompson, and CDI L.R. Kimball. He has an accomplished architectural career of more than 35 years, with projects that include the Robert Wood Johnson Cancer Hospital, Blue Cross Blue Shield Corporate Office Facility, the Middlesex County Administration Building and Public Safety Building as well as numerous collaborations on 20 college and university campuses in the region. Architectural design will be his focus on the leadership team, including design review of all of the firm's architectural projects, mentorship of emerging professionals and increasing design recognition for the firm. "I'm excited to be here and feel that my portfolio of work is a complement to the high caliber work that Posen Architects has been producing for the past 20 years. I look forward to contributing to the leadership team and working with this talented group of colleagues, remarks Fantacone. Westchester Medical eHealth Center
Westchester Medical Center Health Network (WMCHealth) recently unveiled its new, technology-driven eHealth program on its Valhalla campus. This initiative, the first of its kind in the area, is expected to vastly improve patient outcomes on the Valhalla campus and throughout the Hudson Valley. At the heart of this system is the network's 5,500-square-foot operations center. Posen Architects collaborated with the Strategic Design Group of Philips Healthcare on this innovative design. Using the eHealth Center's state-of-the-art technology, expertly-trained medical staff will accurately monitor all patients in 98 Intensive Care Unit beds from this location. The central operations room features 20 multimedia stations equipped with the latest monitoring technologies and software. Patients' vital signs, bloodwork, imaging and medications can all be supervised from these multimedia stations. In addition, two-way audio and video allows the remote specialists to speak directly to patients, family, bedside physicians and nurses. In addition to the COR, the center contains support spaces for this facility to run 24/7 - staff offices, conference space, a staff lounge, and consult/training rooms. The technology-driven space's use is reflected in the material palette - soft whites, cool neutrals, and silver accents are used throughout the center. Light wood tones bring warmth to the space and a bright blue accent color both energizes and represents the WMCHealth brand. eHealth is a growing trend. According to the Journal of the American Medical Association, use of eHealth in Intensive Care Units, known as eICUs, has been shown to decrease mortality by 20 percent and reduce the length of hospital stay by 26 percent. WMC is joining a select list of progressive organizations as more than 50 health systems and 400 hospitals nationwide are operating eHealth programs with great success. VIP Community Services, Inc.
Posen Architects has designed a new 50,000 sf building in the Bronx, to be operated by VIP Community Services, Inc., a local provider of substance abuse and alcohol treatment services. The new outpatient facility, funded by the NYS Office of Alcoholism and Substance Abuse Services (OASAS), will include Article 28 and 31 programs, an Outpatient Methadone and Chemical Dependency Clinic, Methadone Counseling and Administration spaces. A lightweight base of translucent glass and brick contrasted by modern zinc panels were exterior materials selected to emphasize the history and reinvention of the neighborhood. White Plains Hospital Dickstein Cancer Treatment Center
The renovated 10,000-square-foot floor space includes communal chemotherapy areas as well as nine private infusion bays, each complete with individual television, temperature control and Wi-Fi access. The new infusion center satisfies a need for increased capacity due to the Hospital's growing patient volume in its award-winning cancer program. Posen is also in the process of renovating the other three floors of the Dickstein Cancer Center and constructing a new 40,000-square-foot Doctors Office Building that will connect to Dickstein and contain patient amenities, exam rooms, physician offices, and consultation space. A New Beginning at White Plains Hospital
Construction has begun on a seven-story, 38,000-square-foot building that will double the size of White Plains Hospital's cancer program. It will be combined with the Dickstein Cancer Treatment Center on three levels when construction is complete in late 2015, making it a 70,000-square foot facility. Posen Architects is designing the new Hospital Office Building as well as renovating the existing building.

Ansell Donates Products to Equip Relief Workers in Typhoon-Battered Philippines
According to an NJBiz story, Ansell is donating medical and industrial products from facilities throughout its global operations to the non-profit medical assistance organization Direct Relief in response to the Hayian Typhoon disaster, including 1.7 million exam gloves and 680,000 surgical and industrial gloves for use in recovery and rebuilding efforts.
"Ansell's extraordinary steps to source rapidly and provide surgical, exam and industrial gloves in the wake of Typhoon Haiyan's destruction have been amazing and critically important," said Thomas Tighe, president and chief executive officer at Direct Relief. "Gloves are essential items for patient care and infection control in the health emergency caused by Typhoon Haiyan." Ansell has responded to other major disasters in the past, including Hurricane Katrina, the fires in Australia, and the tsunami in Southeast Asia and will continue to work with Direct Relief through the course of this effort as the region continues rebuilding and returns to a level of normalcy. Posen Earns 2013 AIA Newark & Suburban Architects Design Awards
On October 17th, at the Morris Museum in Morristown, NJ, Posen Architects received two of seven Design Awards presented by the AIA Newark and Suburban Chapter.
Originally designed in the Georgian Revival Style in 1917, the Wilson Building was awarded a Silver Medal for Historic Preservation/Adaptive Reuse. Once part of Staten Island's Seaview Hospital, a NYC, NYS and National Historic Landmark, the project required approvals from NYC Landmarks Commission, NYC Planning Commission and SEQRA. The building was designed to LEED equivalency to provide a sustainable environment for housing, substance abuse treatment and recreational services for 45 adolescent males. Creating an environment of 'home away from home' called for an abundance of natural light, a key element in supporting a sense of calm and healing. The jurors praised this entry for the efforts Posen took in preserving this historic structure on a limited budget and how the design supports the client's social mission.
The All Stars Project of New Jersey/Scott Flamm Center for After School Development in Newark is a unique space designed to capture the imagination and energy of Newark's underprivileged youth. All Stars' programs underscore the significance of performance art and appreciation by young audiences as a key element of learning. Performance and rehearsal areas descend in size as the geometry of the space narrows from front to back, all with glazing that allows views from any one space into adjacent areas. Awarded Silver in the Interiors Category, Posen Architects was Architect of Record with Doug Balder as Design Architect. The jurors lauded this adaptive reuse project for its civic agenda and in the manner in which it engages its neighborhood. The jurors used adjectives such as “fun, cost-effective, honest, and straightforward to describe the project.
Ansell Captures 2013 New Good Neighbor Award
The New Jersey Business and Industry Association announced Ansell Healthcare Products, LLC and their new corporate headquarters in Iselin, New Jersey a winner in the 2013 New Good Neighbor Awards. The New Good Neighbor Award annually recognizes the best and most exciting commercial and industrial development projects in the state of New Jersey. Winners are chosen based on economic benefit and job creation, architectural merit, and community involvement. The 201 nominees were responsible for over $1 billion in new investment, over 11,000 jobs, and a commitment to the economic and civic well-being of New Jersey.
Ansell was nominated for the New Good Neighbor Award by the Mayor of the Township of Woodbridge, John E. McCormac. In his letter to the Awards Committee, Mayor McCormac stated, "As an international leader in protection solutions, Ansell stands as a key business component to the 2013 economic well-being of Woodbridge Township. Ansell retained Posen Architects to go beyond the challenge of creating a new space for the growing healthcare products group - in short, they wanted their new home to communicate the vital role their brand plays in improving the lives of their clients." Ansell moved into a new 50,000 square foot space in Iselin NJ in September 2012 creating more than 200 job opportunities for local residents. The company designs, develops and manufactures multiple healthcare protection products such as specialty gloves for industrial workers and healthcare professionals. Their new location serves as Ansell's North and Latin American Headquarters.
Histopathology Services Seeks New Jersey Affiliations
With the new Patient Protection and Affordable Care Act projected to increase the demand for additional outpatient services and facilities, Histopathology Services is one step ahead. After an addition and renovation of their Suffern, New York location, Posen was called upon for a second project: expanding their presence in the market with a new laboratory and office relocation in Ramsey, New Jersey. The Client required a New Jersey laboratory to facilitate partnerships with regional healthcare entities; a location for an executive staff headquarters; and a facility for a growing client relations and billing services departments. The goal for the 30,000 square foot space was to create a highly functional work environment for both lab and office staff and adhere to strict budget parameters. Posen was challenged to re-use and adapt as much of the existing space as possible for the administrative portion of the program and create a flexible layout allowing for growth and efficient process flow in the various lab modules. Concepts included providing flexible bench set-up in the labs to facilitate equipment changes and storage needs; allowing access to natural light, and establishing standards for open workstations. The design team was successful in recycling pendant lighting in the open office area as well as relocating millwork within an expanded staff lounge. Custom wood door frames and sidelights were relocated to staff office areas. Construction brought about its own set of challenges with high moisture issues in the existing slab, so alternate lab flooring solutions were sourced. After remarkable growth and exceeding the capacity of the first lab in New York, this project was an opportunity to customize a lab and office space design that supports the specific nature of their work. The project was completed in December, 2012. Posen Architects is looking forward to future projects with Histopathology Services.
Building and Branding for Ansell
When Ansell Healthcare made the decision to move their corporate headquarters to Iselin NJ, they asked Posen Architects to go beyond the challenge of creating a new space for the growing healthcare products group. They wanted their new home to communicate the vital role their brand plays in improving the lives of their clients. By designing an environment where large-scale images tell the Ansell story at every turn, Posen's solution envelops the visitor in the Ansell culture while guiding them through the space via branded communication. The new office space for 225 employees includes new standards for workstations, executive offices, meeting spaces, a bistro area for each floor and integrated product displays. The space maximizes access to natural light with the use of modular glass wall systems and an open ceiling concept. Scaled down workstations promote open communication, but still provide privacy and a quiet working environment. Posen Architects also coordinated and managed the furniture, furnishings and equipment. Ansell, an international leader in protection solutions, moved into the new 57,000 square foot space in September 2012. The company designs, develops and manufactures select protection solutions such as specialty gloves for industrial workers and healthcare professionals. The new location serves as the Operational Headquarters as well as headquarters for North America and Latin/Caribbean Regions.
New All Stars Performance Space Breaks Ground in Newark
The All Stars Project of New Jersey hosted a groundbreaking ceremony on Monday, October 1, at 33 Washington Street in Newark to announce the beginning of construction of the New Jersey All Stars Center for Afterschool Development. The 9,000 square foot New Jersey All Stars Center for Afterschool Development was designed by All Stars Project National Board Member and architect Douglas Balder. Posen Architects is serving as Architect of Record and Hollister Construction Services is building the center. The New Jersey All Stars Center for Afterschool Development is the cornerstone of the All Stars' $9.2 million expansion campaign. To date, more than $7 million has been raised through the organization's private funding model supported by thousands of individual donors and hundreds of businesses. Included in the groundbreaking program were Newark City officials, including Municipal Council President Donald Payne, Jr. and Deputy Mayor of the Department of Neighborhood Engagement, Margarita Muñiz. “The New Jersey All Stars Center for Afterschool Development is an important development for Newark, New Jersey and nationally, said All Stars Project President and Chief Executive Officer Gabrielle Kurlander. "It will focus national attention on Newark as a leader in afterschool development using play, performance and pretending to help young people to develop." Newark Mayor Cory Booker, calls the All Star Project "...an important resource for our city's youth." He added, "I'm very excited that All Stars is creating a new generation of leaders among our young people." Established in 1999, the All Stars Project of New Jersey creates afterschool, educational and performing arts activities for more than 2,000 young people from Newark and New Jersey every year. The new headquarters will enable the All Stars to expand its world-class, innovative programming and create new partnerships with leaders in the business, performing arts, educational and other communities.
Posen Architects Celebrates 15th Anniversary
Now celebrating the firm's 15th Anniversary, Posen Architects, LLC continues to design buildings and spaces that meet high aesthetic and creative standards while moving past the regulatory hurdles imposed by state and local governments. Summer is a wonderful time to be out on the water and when you're a lifelong sailor like Dennis Posen, Principal of Posen Architects, what better venue can there be to share a teambuilding and bonding experience with your firm? To celebrate the July 4th holiday the crew of Posen Architects boarded the schooner "Adirondack" for a Hudson River voyage. Lady Liberty seemed near enough to touch as the group sailed by the buildings and ever-evolving skyline of downtown Manhattan and Jersey City. But this was to be more challenging than a sightseeing trip. After breaking into teams, a crash course in ship terminology and learning how to secure the lines with seaworthy knots, the crew(s) that normally collaborated over CAD drawings used their sea legs to raise the main sail faster than their counterparts. They worked on bowline knots and square knots and secured the lines on cleats with figure 8's. After the winning team was announced, architects, designers and support staff relaxed and enjoyed the ride home, followed by an inspiring recap of the year offered by Posen. "It was a great way to come together as an office," said Dennis. "And a little spirited competition keeps us sharp for the next client presentation!"
